All projects involve a range of professional services throughout the cycle of planning, design, construction, and management. The following are a list of capabilities and services offered by our firm.

Site Evaluation and Analysis: This consists of evaluating an existing or potential site for opportunities and constraints that have a direct effect on the future project budget. We provide a complete report with regards to existing and future infrastructure conditions, topographical effects, and environmental conditions. Conceptual site layout studies are also provided with this report. We offer this service for commercial, industrial, retail and residential sites.

Architectural Design: Architecture responds and gives form to design ideas, building codes and zoning regulations and a programmed goal encompassing budget, aesthetics, and sustainability.
Architectural Design services are defined into the following recognized phases:

bullet Program Phase: This phase is based on the client’s objectives along with the following:
Project Design Goals
Space Programming
Design Criteria
Building Performance Criteria
Site Requirements
Budget
Construction Schedule
bullet Schematic Design Phase: This phase involves the use of concept sketches and the study and feasibility of alternative construction elements and components. The ultimate goal is to achieve the design direction for approval by the client.
bullet Design Development Phase: This phase requires the more detailed development of the project. Detailed floor plans, sections, elevation drawings, outline specifications and budget evaluation are provided for developing construction documents. The client prior to the Construction Document Phase approves these documents.
bullet Construction Document Phase: This phase is to prepare the specifications and drawings, which sets forth the requirements for construction of the project. These documents are the backbone in providing the client with bidding and contractual information for construction.
bullet Bidding or Negotiation Phase: The architect usually handles this phase or provides assistance to the owner. This phase is provided typically in the Design/Bid/Build process. As an alternative the Design/Build process is determined at the earliest project phase.
bullet Construction Contract Administration Phase:  This phase is based on site observation to verify that work is performed in accordance to drawings and specifications.  Processing of shop drawings and product data submittals, reviewing results of tests and inspections and evaluate contractor requests for payment are also performed in this phase.
